I have a 2 bed apartment which I am looking to rent out in Morocco, I have had many interests to rent it out on a longer term basis mostly from moroccans.

I have been told that if you rent it out and you get a bad tenant, they will screw you over as if they stop paying rent you cannot kick them out, they have a right to stay there as long as they like.. Rolling Eyes  Confused

I want to know what their rights are as different people are saying different things....

no. you do contract with them with how much time you want them to stay for example 1 month and the set amount you are renting for.they can ever pay before or after your decision.all legalised.once the contract has expired they have to leave.the contract written ever in french or arabic and legalised.which doesnt even take an hour.

I dont think a contract holds any weight in morocco, I have heard from many people that once they stop paying its very very hard to evict them....

So I need more clarification than that...  In a normal world you sign a contract, but when there is total disregard for one and it is not even valid under local law thats worrying.

My ant just managed to evict a tenant after she refused to pay £7.000 of rent. she used all the tricks she could and every time she was about to be evicted she appealed and  won. Finally she got evicted . and the bad thing is she did not pay a penny. My ant  felt ill after trying to bribe those who was supposed to help her. everytime they promised to help the evil woman bride them more and they go away and the legal battle re-started again. so stupid and wrong.
never  again.  There is no law in Morocco . there are thieves who eat people's money while everyone else is watching. they eat fire in their bellies. When they die they shall see Allah swt wrath.

I hate the Moroccan laws when it comes lettings. it is full of (shafara(thieves)

That's the reason we not letting our property out  Confused  But my husband heard, that if you do let it out - make sure you make a contract and pay all the taxes due to goverment ( I know it's about 40 %), then you would have better chance in case you'll get awkward tenants... And best thing -  renew a contract every year with fixed date.

I guess so. Rent it through respectable agency, register with police ( just in case something happens- like somebody dead, really sick or fighting) , pay taxes - and you'll be fine  Wink

if i was you i 'll lock it and keep the key in my pocket unless if you have someone related to you to take charge of that over there. i mean someone you trust . in my case i am renting an apartment there but i have my sister in charge every month she make sure she get the rent from the tenant it's six years now on the trot no problem at all.
and again it is just a quetion of luck and as well where about is it in morocco.................
